Our suites aren't stripped-down booths. Our suites include backwash shampoo bowls so you don't have to strain your back, a separate color mixing sink to mix your formulas and wash bowls while your client is at the shampoo bowl, a full suite of cabinetry with ample storage for color supplies and all your tools, integrated countertop outlets and wireless phone chargers as well as countertop space for the tools a serious stylist or colorist needs to work efficiently.

Most of our competitors suites are too small to service a client while another processes. The halls are narrow and there is no where for a client to sit while they process. At Reed + Willow Salon Studios, we have a dedicated color processing area where you can sit one client while servicing another in your suite. Allowing you to double book and make more money.
Answers before your tour
What's included in the weekly rent?
Your weekly rate covers the suite itself (cabinetry, a shampoo bowl, styling chair, and mirror), all utilities (electricity, water, climate control), high-speed Wi-Fi, use of common areas such as the large break room and color processing area, a dedicated webpage on reedandwillowsalon.com, and two weeks of free vacation per year where you can pause your rent. You provide your own professional products and carry your own liability insurance — that's standard for independent suite renters regardless of location. No hidden fees, no common-area surcharges on top of rent. When you tour, we'll walk you through exact current pricing.
What's included in the business startup package?
The startup package includes information on business entity formation, tax planning, professional licensing, insurance, business setup, marketing, suite setup, and salon operations but we are always available if you have any additional questions or need specific guidance.
Do I need an established clientele before I can rent?
While salon suites are best suited for stylists who already have an established book of business, Reed and Willow does provide tools to help you build and retain clients. We provide you a personal webpage on reedandwillowsalon.com, with social media integration and send out notices when new clients call the salon looking for a stylist. If you have a fairly full book and you're ready to stop splitting your income, you're ready. If you're unsure, we can send you our "Tenant Profit Calculator" so you can see if the suite life is the right fit for you.
What equipment comes with the suite — do I need to bring my own chair?
Each suite at Reed + Willow comes equipped with a backwash shampoo bowl a styling chair, a mirror, custom cabinetry, quartz countertops, integrated wireless phone chargers, ample outlets, 90+ CRI lighting and a damper to control the airflow within your suite. Discuss your specific equipment needs during your tour — if you have a chair you love and want to bring it, that's a conversation we can have. The goal is to get you operational from day one without having to source a full buildout before you can take your first client.
How much does it cost to rent a salon suite in St. Charles County?
Suite rental rates in the St. Charles County and St. Louis area vary based on suite size and what's included. At Reed + Willow, pricing is discussed directly during your tour because we want to match you to the right suite first — not quote you a number before you've seen the space or understood what's included. What we can tell you: there are no commission splits, no revenue percentages owed to us. You pay a flat weekly rate and keep every dollar you earn from every service you perform.
Can I decorate my suite to make it my own brand?
Yes — the suite is your business space, not ours. You're free to decorate it to reflect your brand and create the client experience you want. If you have specific questions about what changes are permitted (paint, shelving, signage), ask during your tour and we'll give you a straight answer. Most renters at Reed + Willow have personalized their spaces significantly.
what are the lease terms?
Reed + Willow requires a one-year lease. That's worth knowing upfront. Here's why it works in your favor: a one-year commitment means your suite is yours — no one can bump you or raise your rate mid-term. It also means your fellow suite owners are committed professionals, not people rotating in and out every few weeks. If you have a solid client base and you're serious about building your business independently, a year goes fast. If you're not sure you're ready for that level of commitment yet, that's a useful thing to know about yourself before signing anything. Come tour, ask your questions, and make the call once you have all the information.
Do I need a business license or cosmetology license to rent a suite?
Yes — you need valid Missouri cosmetology license to perform services from your suite as well as a rental license. You also need a separate business license from Weldon Spring and a Merchant license from St. Charles if you plan to sell products. Luckily our "Welcome Packet" guides you through each of these steps with links and all information you need to get your new business up and running.
Will I have access to my suite 24/7, or are there set building hours?
Yes — you have 24/7 access to your suite. Your schedule is yours. If you have a client who needs a 7am appointment before work or a 9pm appointment after dinner, that's between you and your client. All suite owners at Reed + Willow have 24/7 access through an app on your phone and can unlock the front door remotely for clients if they arrive after hours.
